Application and Review Process


  • June 2017: Following a series of open house-format community workshops in spring and summer 2016, MidPen submitted a pre-application to the County.


  • September 20, 2017: The County of San Mateo County held a pre-application hearing to obtain input from the public.


  • July 2018: After refining the plans and completing environmental technical reports, MidPen submitted a request to amend the Local Coastal Program. An amendment is required because MidPen is proposing a less intense development that is currently called for in the LCP.


  • September 2018: MidPen received comments from various State and local agencies, as well as the community in response to the initial LCP amendment submittal.


  • April 2019: Following a series of meetings and updates to the original plans to address the comments received, MidPen re-submitted a request to amend the LCP to allow for a lower density development.


  • January 22, 2020: The County of San Mateo Planning Commission reviewed the request. Due to time constraints at the meeting venue, the item was continued to a later date.


  • June 10, 2020: The County of San Mateo Planning Commission voted in favor of a recommendation, to the Board of Supervisors, to direct County staff to submit the LCP Amendment to the California Coastal Commission.


  • July 21, 2020: The County of San Mateo Board of Supervisors will review the request for an LCP Amendment.


Steps to come:

  • The County will review the amendment request on July 21, 2020. If approved, County staff will send the amendment for certification by the California Coastal Commission.


  • If the Coastal Commission certifies the amendment, the County will review the Coastal Development Permit for project-level approval.


  • The public will have the opportunity to participate in County and Coastal Commission hearings throughout the development approval process.
